Sure, we have a program for alerting us of contract expiration, deadlines for managing house/utilities payments, etc.

It depends what kind of breach it is. A small delay in rent payment after a year without problems would be handled differently than property damage or violence.

Certainly, no contract breach will be ignored. We try to identify and “heal” problems whenever possible. If this can’t be done peacefully, we end the contract and remove the tenant.

You will receive your rent by direct deposit from the tenant on the 20th of each month.

As a base level, we do inspections every other month. We can extend or shorten the time between inspections as needed (from once a week to once a year).

Most inspections are informal – the property manager stops by, talks with the tenant, and visually checks the flat. If needed, we can do a thorough, formal inspection with a checklist (in the same style as a takeover inspection).

According to Czech law, the tenant is supposed to take care of regular maintenance. We can assist with finding professionals, but it needs to be paid by tenant. For troubles outside of regular maintenance, we approve the budget with you and proceed as agreed.

The urgent ones, of course. The tenants will have a phone number for such situations.

Yes, certainly. We also do a yearly recalculation.

Not today, but we can start pretty quickly after we agree on the terms.

We have several methods – our own database of people seeking rentals, regular advertisement, and cooperating partners.

Wrongly set rent, poor management, and inappropriate equipment/amenities (too cheap or too expensive) in their flats.

We try to minimize the time and workload of the owner, so we want to solve as much as possible ourselves. If it is needed, we will inform you about what is going on, what steps we’re taking, etc. Feel free to contact your property manager for anything you need.
